Yes. You can use the theme for any listing type. But there is no default real estate type. You have to build by yourself with some custom fields.

7. Is there a sperate private user/ listing owner sign up so they have each relevant dashboards?
Registered user has subscriber role and become listing author only when they purchase a membership package. And they have different dashboard. You can try register other user without selecting Register as author to see how they are different.
